The principle is simple.

We have secured exclusive access to bank-owned foreclosure properties (repossessed properties).

All of these are 3 or 4 bedroom brick-built detached houses in well-established working class neighbourhoods in Detroit.

We 'recycle' these houses into refurbished, clean safe homes. We give you the opportunity to buy the house at approximately 40% below the independently appraised market value and benefit from government backed rental income.

The newly refurbished properties are then inspected by the Department of Housing and Urban Development (HUD). The property is guaranteed by our refurbishment team to pass the strict inspection.

HUD will then place a working tenant from the Section 8 program in the property.

Depending on the tenant, between 70% and 100% of the tenants monthly rent is then paid on behalf of the tenant by HUD every month.

Our hugely experienced management agent collects the balance from the tenant monthly and ensures that any ongoing maintenance issues are resolved.

For total peace of mind we offer a 2 year guarantee of zero maintenance costs and 5 years home warranty insurance.

To realise your capital gain, you can sell the property, tenanted, to another investor, offer your tenant the opportunity to buy from you or refinance to release equity. We will help you sell your property if you wish.
